We love turning properties around!

PH Realty Capital LLC was formed by Peter Hungerford to facilitate the acquisition, redevelopment, and repositioning of under performing assets around the country. We love fixing problems. We focus on value-add real estate and analyze/consider all asset classes.

We have invested up and down the entire capital stack including debt, various forms of equity, and of course fee interest. This includes apartment complexes and buildings, single family homes, residential mortgages, office buildings, retail assets, etc.

Peter Hungerford

Peter Hungerford graduated from Syracuse University with a degree in Accounting and Economics. He then founded a real estate brokerage in NYC. After several years in the brokerage business he left for graduate school at Columbia University. He then completed two Master’s degrees; one in Finance and one in Operations Research. Upon completing his masters research, he began working as a principal full-time buying his own value-add commercial real estate; the more distressed the better. Within a few years, he built a portfolio of over 1,000 units, completing over 100 transactions, starting with small single-family flips and working up to foreclosed apartment complex. He has always managed his properties in-house and supervised all construction. What started as single-family rentals has since grown into copious capital partner relationships, over 3,500 units purchased, rehabbed and refinanced or sold. To date, his cumulative transaction volume is in excess of $5 billion.

Geoff Kayton, our Chief Financial Officer at PH Realty, believes in the power of “good habits equal good results.” With a rich background spanning 13 years in public accounting, he brings expertise in advising real estate industry clients on wealth preservation, growth, and transfer strategies. Geoff is not only a seasoned professional but also an active real estate investor, specializing in the revitalization and management of value-add single-family homes. His passion for real estate stems from his appreciation for creative renovations and their positive impact on communities.

Geoff’s academic journey includes master’s degrees in tax law and accounting, as well as bachelor’s degrees in finance and information technology. He holds the title of Certified Public Accountant in New York. Beyond his professional endeavors, Geoff treasures moments with his family, indulges in reading and lifelong learning, and enthusiastically engages in various sporting activities.

Andrew Norris

Andrew Norris is the COO of PH Realty Capital. He has extensive experience in managing and expanding real estate properties. He is responsible for overseeing construction, leasing, and turn-overs at Country Manor in Webster, NY, as well as screening applicants and generating leases across the portfolio. Additionally, Andrew plays a key role in managing the construction and expansion of Letchworth Falls and evaluating new acquisitions by conducting tours and thorough evaluations. His expertise and attention to detail make him a highly valued member of the real estate industry.

Heather Warburton

Heather Warburton is the Head of Private Equity and a member of the firm’s Management Committee. Ms. Warburton joined the firm in 2015 and has helped the company expand rapidly over that period of time. Before joining PHRC Ms. Warburton worked in the real estate business for nearly two decades. When she is not working on real estate transactions she can usually be found somewhere in the world on the water.

Shimon Munk is the Director of Construction and Violations at PH Realty Capital. With over 10 years of experience in the construction industry, he is responsible for overseeing all construction projects and ensuring compliance with city regulations, permits, and violations including HPD and DOB. He takes care of tenant complaints and resolves them in a timely and efficient manner. Additionally, he serves as a project manager and owner’s representative, overseeing the day-to-day construction of unit turnovers and property renovations aimed at raising rents and adding value to the property. His knowledge of the industry and dedication to his work is instrumental in the success of numerous construction projects under his leadership.

Vanessa Long is the Regional Director of Operations at PH Realty Capital. She manages accounts receivable, accounts payable, collections, maintenance work orders, apartment turnovers, leasing, renewals, customer service, and payroll/HR. She oversees property management software and manages three properties in Rochester, NY. Vanessa assists in expanding new PH Realty Capital subsidiaries and has been with the company since 2015. She enjoys reading, camping, and spending time with family, including her pets.

Marie is responsible for drafting and distributing rent-stabilized leases, tracking lease-related documents, and handling DHCR filings for NYC. Her vast knowledge of rent stabilization laws makes her an invaluable member of the team. In her free time, she enjoys listening to music and helping others. With a friendly and outgoing personality, Marie is passionate about positively impacting the lives of those she encounters, making her an asset to PH Realty.

She has an Associate’s degree in accounting from Borough of Manhattan Community College. Her impressive skills and knowledge make her a valuable asset to the team. Outside of work, Maria enjoys spending time taking care of her indoor garden and going on long walks.

Jenna is responsible for overseeing maintenance, serving as a Resident Manager, and managing projects on an as-needed basis. In her free time, Jenna enjoys being creative and spending quality time with her family.

She is responsible for proposing and issuing leases, managing payments, as well as inspecting apartments upon lease completion. Amanda is highly organized and detail-oriented, ensuring that everything is done efficiently and effectively. Amanda is also a dedicated farmer who owns a farm-to-table operation with her husband, specializing in non-GMO eggs, meat, and produce.

Randy has diverse interests, including music, martial arts, and self-development. During the pandemic, he also helped set up remote access for the operation of the real estate business.
